Left untreated, asphalt pavement will deteriorate rapidly. The asphalt binder that holds the pavement together begins to oxidize and weather soon after installation. Moisture penetrates the asphalt causing further damage and deterioration to the pavement. Ultra violet rays from the sun dry out the surface.
Sealcoats seal the top of the asphalt, preventing water from penetrating the surface of the pavement and protecting the top layer of asphalt from oxidation and wear caused by exposure to the sun and air.
Sealcoat should be applied every one to three years depending on the wear of the previous application. A pavement preservation program that includes periodic sealcoating and crack filling will more than double the service life of asphalt pavement.
